Early proposal for the site

In 2003, some initial ideas for the site’s redevelopment prepared by British Water -ways and the London Borough of Tower Hamlets were adopted as Supplementary Planning Guidance (SPG) by the Council. The SPG will form the basis for the future consideration of planning applications for the redevelopment of the site.

Early proposals

The 2003 masterplan identified the site as having potential for:

  • At least 3.5 million sq ft of commercial floor space, including a new hotel, shops, bars and restaurants
  • Approximately 1,400 new homes - both private and affordable
  • A range of building heights up to 35 storeys
  • A new canal bisecting the site between Blackwall Basinand South Dock – separating the commercial district to the west from the residential to the east
  • New public open spaces
  • New public access to the waterside and the creation of spaces for recreational activities around the waterfront
